Enclosed lanais, converted garages, guest casitas, workshops, and additions are often too far from the air handler or were never ducted at all. A ductless mini-split solves that without tearing into walls or overloading your main system. Paul Stein Plumbing, family-owned in Marco Island since 1961, installs and services ductless systems throughout Naples, Marco Island, and Bonita Springs with the same licensed, same-day approach we bring to every job. ## How a Ductless Mini-Split Works A mini-split has two parts: a compact outdoor condenser and one or more indoor air handlers mounted high on a wall, in the ceiling, or low on the floor. The two are connected by a small refrigerant line and a control wire that pass through a three-inch hole in the wall. There is no ductwork. Each indoor unit cools (and heats) the room it is in, controlled by its own remote or wall thermostat, and a single outdoor unit can serve up to several indoor heads in a multi-zone setup. Nearly all mini-splits use inverter-driven compressors that ramp up and down instead of switching fully on and off. That means quieter operation, lower electric use, and, importantly for our climate, longer run times at low speed that pull far more humidity out of the air than a system that short-cycles. ## Where Ductless Makes Sense in Southwest Florida - **Enclosed lanais and Florida rooms** that turn into ovens by noon - **Garages and workshops**, including garages used as gyms or hobby space - **Additions and in-law suites** built after the original ductwork was sized - **Bonus rooms over garages** and other rooms the central system never quite reaches - **Condos and older homes without ductwork**, or where the association will not allow duct runs - **Detached guest houses and casitas** - **Home offices and primary bedrooms** where you want to cool one room deeply without cooling the whole house overnight - **Vacation rentals** where guests can control individual rooms ## Efficiency and Humidity Control Because a mini-split cools only the room it serves and modulates its output, it typically carries a higher SEER2 rating than a central system, and it avoids the energy lost through leaky attic ducts in a 130-degree Florida attic. Most models also offer a dedicated "dry" mode that runs the system primarily for dehumidification, a useful setting for a lanai or guest room that is used only occasionally. Every mini-split we install is a heat pump, so the same unit provides efficient heat on the few cold mornings we get each winter. ## Salt Air and Outdoor Placement The outdoor unit of a mini-split is smaller than a central condenser, but it faces the same salt-laden air. For homes on Marco Island, Isles of Capri, or along the Naples waterfront, we recommend coated coils and corrosion-resistant mounting hardware, and we place the unit where it gets some protection from direct sea breeze while keeping the clearance it needs to breathe. A quick rinse of the outdoor coil with fresh water a few times a year, along with an annual [professional cleaning](/air-conditioning/ac-maintenance), keeps salt from shortening its life. ### What to Expect During Installation - A site visit to size the system and choose indoor unit locations that give even coverage without blowing directly on a bed or desk - A written price that includes equipment, mounting, electrical, condensate drain, and permit - Most single-zone installations are completed in a single day; multi-zone jobs usually take one to two - A small, sealed wall penetration for the line set, with a line hide cover on the exterior wall - A dedicated electrical circuit and disconnect installed to code - A permit pulled and inspection scheduled with Collier County or the City of Marco Island - A walk-through of the remote or wall control and the filter cleaning routine ## Ductless Repair and Maintenance We repair and maintain mini-splits regardless of who installed them. Common service calls include indoor units that drip (usually a clogged condensate drain or a failed condensate pump), error codes on the display, units that run but do not cool (often a refrigerant leak at a flare fitting), and filters that were never cleaned.
