Outdoor relative humidity sits above 70 percent for most of the year, and a home that does not manage moisture ends up with musty odors, mold on grout and closet walls, warped doors, and air that feels sticky even when the thermostat says 74. Humidity Is the Problem to Solve First

Air filters and purifiers get the most attention, but in Collier County, the biggest improvement most homes can make is keeping indoor relative humidity between 45 and 55 percent. That range is where mold and dust mites struggle, where wood and drywall stay stable, and where 76 degrees actually feels comfortable. There are two ways to get there:

A properly sized, well-tuned air conditioner

Your air conditioner removes moisture only while it is running. An oversized system that cools the house in ten minutes and shuts off leaves the humidity behind. Variable-speed and two-stage equipment, correct sizing, and a clean coil all improve how much water your system pulls out of the air. If your home is cool but clammy, a tune-up is the place to start, and sometimes the answer is a right-sized replacement.

A whole-home dehumidifier

For homes that stay humid even with a healthy AC, especially during the shoulder seasons when it is muggy but not hot enough for the air conditioner to run much, a whole-home dehumidifier ducted into the air handler removes moisture independently of cooling. It is the single most effective indoor air quality upgrade for a Southwest Florida home, and it is what we recommend most often for seasonal residences.

Filtration and Purification

Once humidity is under control, cleaner air is a matter of what you filter and, in some cases, what you treat:

• Media filters. A four- or five-inch pleated media cabinet at the air handler captures far more dust, pollen, and pet dander than a one-inch filter and only needs changing a few times a year.
• High-efficiency filtration. For allergy and asthma sufferers, we can install filtration rated to catch much smaller particles without choking airflow.
• UV lights. A germicidal UV lamp mounted at the evaporator coil keeps the coil and drain pan free of the biological growth that thrives in a constantly wet Florida air handler, which is where most "AC smell" comes from.
• Duct sealing. Leaky return ducts in a hot, dusty attic pull unfiltered air into the system. Sealing them improves both air quality and efficiency.
• Fresh-air ventilation. Tight modern homes can benefit from controlled fresh-air intake that is filtered and dehumidified before it enters the house.

Closed-Up Seasonal Homes

Nothing hurts indoor air quality in Naples and Marco Island like a house sitting empty through the summer. With no one opening doors and the thermostat set high to save money, humidity climbs, and mold can be visible on furniture and ceilings by the time the owner returns in November. Our recommendations for seasonal residents:

• Keep the air conditioner running while you are away, at a moderate setpoint rather than turned off
• Install a thermostat with a humidity setting, or a standalone humidistat, so the system runs for moisture as well as temperature
• Consider a whole-home dehumidifier, which handles moisture even on mild days
• Have the condensate drain flushed and the float switch tested before you leave
• Arrange for a property manager or our team to check the system mid-summer
